Partners within our team have worked for the owners of the Marriott and Hilton hotel portfolios and Phoenix Inns (comprising several hundred hotel rooms and over 1000 public houses in the U.K.) and for a major asset owner and master developer in the Middle East.
Assignments included commercial due diligence of individual hotels and pubs (site visits, management interviews), market, economic and competitive assessments, operational reviews; evaluation of capex requirements; and preparation of trading projections for indicative portfolio valuations.
Following acquisition the respective investors (RBS, High Net worth individuals, Nomura) required hands on day to day asset management including reviews of strategy, competition, trading and capital expenditure with appointed operators, monthly management meetings and oversight of development and refurbishment projects. In two cases a significant disposal and/or leasing programme was undertaken.
In the Middle East these tasks were also performed for owners with hotels under management or franchise.
This involved a range of different brands that includes Marriott, Hilton, Starwood,Rotana,
Anantara, ShangriLa Hotels and Fairmont.
