Assignment
Owners have required our sector specialist input to monitor and enhance their hotel portfolios in situations where there have been refinancing, market challenge or acquisition play and where an exit or asset enhancement plan is in place. We have provided services in an asset management capability for various different portfolios of hotels often in support of or alongside other sector specialists
The objectives have all been to assess, relaunch or improve the asset values of the portfolios though performance improvements, efficiencies and asset enhancements through investment and/or sales. Within our team we also have direct experience of managing an extensive hotel and resort complex in southern Europe (Pine Cliffs,Portugal) and all the demands that entails from an operational, financial and investment point of view.
Our role
Portfolios have been varied in asset size, character, market positioning and locations (some branded and others of a more individual local character and independent profile).
In every case this has involved a close working relationship with the management companies involved and demanding reporting requirements to asset owners and funders. Work has been alongside other specialists in funding and/or management and marketing. The work has involved site assessments of individual hotels in varying locations, identifying local market characteristics, isolating common themes, working with agents and planning specialists in specific operational and development related projects and carrying out in depth and ongoing hotel trading reviews.
Outcome
These have varied depending on specific investor objectives but have involved the relaunch of hotel businesses, capital investments, sales or refinancing of various assets. Further details can be provided of specific assignments.
