Market Appraisal, Feasibility & Business Plan-Island Resort Concept
The Maldives Government released eleven uninhabited islands across several atolls for development as new resorts and invited prospective investors/developers to bid for leases on individual islands. The competitive bidding procedure required the submission of an architectural treatment for an eco-friendly resort concept supported by a full market and financial feasibility study, ten year operational forecasts, profit and loss and cash flow statements, a preliminary marketing strategy and a human resources and training strategy.
Part of a multi disciplinary team assessing a resort development. We focused on the hospitality and tourism elements and worked alongside world renowned architects, WATG, planners and specialists High Point Rendel and Boyden & Co to assess the market and business case.
The island was uniquely shaped as an elongated curve 7km long. To take advantage of the physical characteristics of the island whilst avoiding the possible environmental and access problems of too widely spread a resort, this led to the development of a luxury retreat style concept with 80 water and beach villas supported by restaurant, bar, spa, diving and yachting guest facilities. Due to damage caused by a tsunami the project did not proceed despite a comprehensive concept being evolved and investor interest.
